Foreign citizens choosing Albania to live and work are on the rise.
By the end of 2025, the total figure reached over 27,500 residence permits, up from about 22,000 in 2024. Most foreigners come from Kosovo and Italy.
The growing trend is also noted by real-estate experts, through the demand from these citizens for rental apartments.
“Not only Europeans, but also Americans have been numerous this past year, who have chosen to live here,” says Dorjan Sanxhaku, a real-estate expert.
The number of U.S. citizens reached 1,128 residents, or 164% more than in 2024, when there were 427. According to experts, Americans are more concentrated in Tirana, while Italians prefer coastal cities.
“Italians are mainly focused on Vlorë, but there are also some in Sarandë, as well as Czechs and Slovaks,” he adds.
The number of citizens coming from India, the Philippines, and Egypt is also increasing year by year. Their total number is around 8,000, with Indians making up about 2,500. The growth of these citizens is happening due to the high demand in the labor market for workers, especially in the service sector.
