Is the first consultation free?
Yes. The initial consultation for buying, selling or renting is free of charge, giving you the information and guidance you need for the real estate process.
What is the agency service commission?
For rental services, the commission is 50% of one month's rent value for the tenant and 100% of one month's rent value for the landlord. For sales transactions, the commission is 1% of the transaction value for the buyer and 3% for the seller. All payments come with a fiscal tax invoice issued by IllyrianHome.
How does renting an apartment work? What are the terms and payments?
The contract is signed for 1 year. At signing you pay: the first month, the last month, a 1-month deposit and the agency commission (half a month's rent), which is paid only once.
If you leave before the end of the 1-year contract, the last month is not refunded. The deposit is returned at the end of the contract, provided there is no damage to the property or unpaid dues.
Do you offer property valuation?
Yes. We offer professional property valuation based on current market analysis and the relevant valuation methodologies. At IllyrianHome we are certified by the relevant Albanian state institutions to provide this service.
How does the buying process work?
The process starts with the selection of the property and ends with the transfer of ownership into your name.
Can you help me all the way through?
Yes. We assist you at every step, from choosing the property to finalizing the transaction.
Can I buy with a bank loan?
Yes. We have properties with proper documentation, suitable for bank loan financing, subject to the loan being approved by the bank.
Is the property documentation verified?
Yes. We carry out a full legal verification of the documentation before finalizing the transaction.
What are the additional costs?
In addition to the property price, the agency commission, notary fees, registration fees and the property registration applications are included.
Can I reserve the property?
Yes. The property can be reserved by agreement between the parties.
How long does the buying process take?
The duration depends on the property documentation and the financing method.
Do you assist foreign buyers?
Yes. We provide full assistance to foreign nationals throughout the buying process.
Do you accompany me even after the contract is signed?
Yes. We assist you until the completion of the registration procedures and the transfer of ownership.
Do you follow the entire property purchase process?
Yes. We assist you in all phases of the process, supporting you with professional notaries, banking institutions and the Mortgage Office, from the start of the procedures to the full completion of the purchase.
