What we collect

Information you give us directly: your name, email address, phone number and the content of your message when you use a contact or enquiry form, book a viewing or appointment, ask us to value or list a property, subscribe to our newsletter, apply for a job, or write a review.

Information from your use of our online assistant (chatbot): the messages you send and the replies given, so we can answer you and improve the service.

Information collected automatically: your IP address, device and browser type, the pages you view, the site that referred you and similar analytics data, collected through cookies and similar technologies (see "Cookies and analytics" below).

Property-related details you choose to share, such as a property address, budget or requirements, so we can match you to listings.

We do not intentionally collect special categories of data (such as health or political opinions). Please do not send us such information.

How we use your data and our legal bases

To respond to your enquiries, arrange viewings and appointments, and provide our services — on the basis of taking steps at your request before entering a contract, and our legitimate interest in running our agency.

To send you property updates and newsletters where you have asked to receive them — on the basis of your consent, which you can withdraw at any time using the unsubscribe link or by contacting us.

To operate, secure and improve our websites and the online assistant, and to understand how they are used — on the basis of our legitimate interest, and your consent for non-essential cookies.

To handle job applications and reviews you submit — on the basis of your consent and our legitimate interest.

To comply with legal obligations and to establish, exercise or defend legal claims.

Cookies and analytics

We use strictly necessary cookies to make the site work, and analytics cookies (Google Analytics and Google Tag Manager) to measure traffic and improve the site. Analytics cookies are only set with your consent where required.

Our sites are served through Cloudflare, which sets a small number of cookies for security and performance.

You can control or delete cookies through your browser settings. Blocking some cookies may affect how the site works.

Who we share it with

Property owners or landlords, or their representatives, when you enquire about a specific listing and we need to pass on your interest.

Service providers who process data on our behalf under contract: our website hosting and infrastructure provider, Cloudflare (CDN, security and R2 media storage), Google (analytics and tag management), our email and translation providers, and the provider that powers our online assistant.

Professional advisers, and public authorities or courts where we are required to disclose information by law.

We do not sell your personal data.

International transfers

Some of our providers (for example Google and Cloudflare) process data on servers outside Albania, including in the European Union and the United States. Where data is transferred outside Albania or the EEA, we rely on adequacy decisions or on contractual safeguards such as the European Commission's standard contractual clauses.

How long we keep it

Enquiry and viewing records: for as long as needed to deal with your request and then for a limited period afterwards for our records and to handle any follow-up or dispute, typically up to 24 months.

Newsletter subscriptions: until you unsubscribe.

Online assistant conversations: for a short period to monitor and improve the service, then deleted or anonymised.

Analytics data: for the retention period set in our analytics tools, which does not exceed 26 months.

We keep some information for longer where the law requires it.

Your rights

You have the right to ask us for a copy of your personal data; to have inaccurate data corrected; to have your data erased; to restrict or object to our processing; to receive certain data in a portable format; and, where processing is based on consent, to withdraw that consent at any time without affecting earlier processing.

To exercise any of these rights, contact us using the details in "Who we are". We will respond within the time limits set by law.

If you are not satisfied, you can complain to the Information and Data Protection Commissioner of Albania (idp.al) or, if you are in the EU, to your local data protection authority.

Security

We use appropriate technical and organisational measures to protect your data, including encryption in transit, access controls and a security-focused hosting setup. No method of transmission or storage is completely secure, but we work to protect your information and to deal promptly with any incident.

Children

Our services are intended for adults. We do not knowingly collect data from children under 16. If you believe a child has provided us with personal data, please contact us and we will delete it.

Changes to this policy

We may update this policy from time to time. The "last updated" date at the top shows when it last changed. For significant changes we will take reasonable steps to bring them to your attention.
