According to general reports, housing prices in Durrës generally range from around 600 to 1,500 €/m². By area: the beach line around 1,200–1,800 €/m², Currila (the rocky zone with new constructions) about 1,000–1,500 €/m², and the city center around 800–1,200 €/m².
Warning: the reference price is not the real market price
In February 2025, the Ministry of Finance revised the official reference prices for taxes in 13 zones of Durrës — for example, the beach area (Zone 13) was increased in reference to up to €2,000/m². As a market expert cited in the media has also emphasized, this figure actually applies to only about 5% of new apartments, while most buildings are over 30 years old and have a lower market value. Do not confuse the reference price (for taxes) with the actual price at which a specific apartment is sold.
National context
The Bank of Albania reports an increase of about 41.7% in housing prices nationwide in the first half of 2026, compared to the same period a year earlier.
What to do now
Always check the actual price of current listings for the specific area, not the reference price or an overall city average — the difference can be several hundred euros per square meter.
