Formula 30%–40%–30%: Impact on the real estate market.
On SCAN TV, in an interview with journalist Vjola Gremi, we discussed the new housing model, which foresees 30% social housing, 40% affordable housing, and 30% for sale on the free market. We analyzed this model from the perspective of the real estate market, focusing on price formation, supply–demand dynamics, project feasibility, and the potential impact on new supply. A significant part of the discussion was dedicated to the balance among the key actors shaping the sector’s functioning: developers, landowners, buyers, and the state. For developers, every project must remain economically viable; for landowners, value and contractual terms remain decisive factors; while the state plays a crucial role in establishing the regulatory framework and mechanisms aimed at improving access to housing. Ultimately, the sustainability of such a model depends on the ability to harmonize social objectives with economic realities, ensuring that the market continues to generate investments and new homes.
Queen Teuta – A symbol of Illyrian history
In ancient history, the name Teuta remains associated with one of the most well-known figures of the Illyrian world. A queen who took over the kingdom after the death of King Agron and appeared during a period when Illyria played an important role in the Adriatic region. After Agron's death in 231 BC, Teuta took on the role of regent. According to ancient sources, she continued the policy of expanding the kingdom and maintaining Illyrian influence in the Adriatic. But the name Teuta became especially well known for her clash with Rome. In 229 BC, the First Illyrian War began, a conflict that marked a significant moment in relations between Rome and the Illyrian kingdom. After the war, Teuta was forced to accept a peace treaty and limit her control over Illyrian territories. However, the history of Teuta is not just the story of a conflict. It remains a symbol of a period when the Adriatic was a space where trade, cities, territories, and political powers intertwined. Even today, her figure continues to live on through the history, archaeology, and various traditions of the Adriatic. Over the centuries, many stories and legends have also been created about Teuta, turning her into one of the most well-known female figures of the Illyrian world. From Illyrian heritage to IllyrianHome The name IllyrianHome was not chosen by chance. It reminds us of a heritage belonging to one of the ancient civilizations of this part of Europe and a territory that for thousands of years has been a meeting point among people, cultures, and cities. Just as Illyrian cities were once connected to the Adriatic region, today houses and properties are places where new stories are built. Because a house is not just a space. It is a part of history that continues. IllyrianHome – a name with history, a vision for the future.

Revaluation of properties and their impact on the Albanian real estate market
The revaluation of real estate has become one of the most discussed issues in the Albanian real estate market. A process that can directly affect the value of properties, the possibility of using them as collateral for loans, fiscal costs, and the formalization of transactions. This interview analyzes the changes that the application of a revaluation scheme may bring, especially for properties that currently have declared values much lower than the real market prices. Revaluation can provide owners with a more realistic basis for selling, investing, or using the property in their relations with the banking system. On the other hand, a market with more revalued and formalized properties could create more alternatives for buyers and gradually reduce informality in real estate transactions. Could revaluation be the step that will unlock the property market and bring it closer to the real market values? This part of the interview addresses the opportunities, challenges, and impact that this scheme may have on owners, buyers, investors, and the banking system.
